Do I need planning permission?

Most garden rooms and pergolas don't, as long as they stay under the permitted-development height and size limits. Listed homes, flats and conservation areas can be different. We check your garden at the survey and tell you before you commit.

How long does it take?

Each room is made to your measurements, so allow 8 to 12 weeks from order to fitting. Order by 30 November for a March fit. Once everything arrives, most fits take a couple of days.

Will it cope with British weather?

Yes. Close the louvres and the roof is rain-tight, with the water running off through gutters and down the posts. Glass walls and screens keep the wind and sideways rain out.

Do I need a base?

It needs a solid, level surface such as a patio or concrete pad. We check yours at the survey and include a base in your price if you need one.

What about electrics?

The motorised roof, heaters and lights need a power supply. We arrange a qualified electrician as part of your fit.

How do I pay?

A 50% deposit when you order, which pays for your room to be made. The rest when it's fitted and you're happy.

What does the survey cost?

£75. A surveyor visits, measures up and gives you a fixed price. If you go ahead, the £75 comes off the price of your room.
